The Board has determined that the licence period is 1 July to 30 June each year.
National Police Record Check
The Property Agents Board must be satisfied that all applicants hold relevant qualifications and are a fit and proper person to hold a property agent licence.
In order to satisfy the fit and proper person test, the Board with reference to Section 16 of the Property Agents and Land Transactions Act 2016 (the Act) has determined as follows:

For all interstate applicants who do not have a Tasmanian return address or are not currently residents in Tasmania, those applicants will need to apply to a person in their State or Territory who holds a similar position to the Tasmanian Commissioner of Police. Links below:

Please note that the National Police Check record that accompanies the application must be issued no earlier than 3 months from the date that the application is lodged with the Board.
In completing the relevant form for the National Police Record check, the purpose category for seeking the certificate is "general employment".
Insolvency Check
An applicant must provide evidence of being a fit and proper person in relation to their solvency. The applicant is to provide an extract or a result report from the National Personal Insolvency Index (NPII) maintained by the Australian Government’s Australian Financial Security Authority. The extract or result report from the NPII is to be issued not more than seven (7) days before the date of lodging the application for licence.

Application forms
Conducting Business - Division 1
Division 1 is the area of the Registers for a Property Agent to be able to conduct a business.
The application for licence conducting business form provides the option for the type of licence required, being either a real estate agent, property manager or general auctioneer.
The form includes application notes and separate pages to apply as a company or to apply as an individual (sole trader).
Applicants applying as an individual only need to complete and submit pages 6 and 7 of the form.
Applicants applying as a company only need to complete and submit pages 9 and 10 of the form.
All applicants need to provide the documentation as detailed and the relevant fees with the application form.

Individuals - not conducting business
Division 2 is the area of the Register for licence holders who are real estate agents, property managers and general auctioneers who do not conduct business in their own name.
Part 4 is the part of the Register for licence holders who are property representatives.

Mutual Recognition
If licensed in another State or Territory you may be eligible to apply for a licence in Tasmania under the Mutual Recognition Act.

Property Representative to Manage an authorised place of business
Pursuant to section 36(7) of the Act, a Property Agent in effective control can apply to the Board to allow a Property Representative to manage an authorised place of business for a period specified by the Board.
Application to manage more than one office
A property agent may be able to manage no more than three authorised places of business if the Board is satisfied that the property agent is competent to manage the businesses and that the places of business are all in the same region.
Imposition of fee for Amended and Replacement Licences
A property agent is required to keep his or her details up to date and therefore must advise the Board of a ‘change of details’ so the Register can be amended. Such changes may include:
There is no charge to make a change to the Register.
The Board issues a soft copy licence when a new licence is granted and at renewal. There is no requirement within the Act that a property agent must display a licence or that the Board must provide a hard copy licence to a property agent.
The Board has determined that if a property agent requires a copy of his or her licence in other circumstances, a fee will be imposed to produce and email an amended or a replacement licence during a licence period (1 July - 30 June). Such circumstances are as follows:
The Board has determined that the reissue of a licence during a licence period will incur and administration fee of 10 fee units. Fee units are automatically indexed every financial year and in the current financial year, a fee unit is $1.87.
Please note that that the Board will notify the property agent who has requested a change of details to the Register by email once the Board Register has been updated to reflect their change of details.
